Do I need a buyer's agent to purchase a home in Texas?+
Not legally required, but strongly recommended. As your buyer's agent I represent your interests exclusively — not the seller's. I negotiate on your behalf, review contracts, coordinate inspections, and manage the transaction. The seller typically covers the buyer's agent commission, so my services cost you nothing out of pocket.
How does your MLO background benefit me as a buyer?+
Holding an MLO license means I have studied and tested on mortgage underwriting, loan structures, debt-to-income guidelines, appraisal requirements, and compliance standards at a professional level. When I review your pre-approval or evaluate your offer situation, I can give you informed, grounded guidance — not guesses. You get an agent who speaks the language of both sides of the transaction.
How much do I actually need for a down payment?+
Much less than most people think. Conventional loans go as low as 3-5% down. FHA requires 3.5% with a 580+ credit score. VA loans for eligible veterans are 0% down. USDA is also 0% for eligible rural areas. Use the mortgage calculator above to see exactly what each scenario costs monthly.
What is PMI and when does it go away?+
PMI (Private Mortgage Insurance) is required on conventional loans below 20% down. It typically costs 0.5-1.5% of the loan annually. It cancels automatically at 22% equity and you can request removal at 20%. With North Texas appreciation rates, many buyers hit 20% equity within 2-3 years.
What are closing costs and how much should I budget?+
Texas buyer closing costs typically run 2-4% of the purchase price. On a $500K home, budget $10,000-$20,000. They include lender fees, title insurance, appraisal, survey, and prepaids. Closing costs are negotiable — I regularly secure seller concessions to cover all or part of them.
New construction or resale — which is better?+
Both have real advantages. New construction offers a warranty and modern finishes, but the builder's sales rep represents the builder — not you. Having me in your corner on a new build matters. Resale often delivers more value per square foot with faster move-in. The right answer depends on your timeline, budget, and priorities.
What is the realistic home buying timeline?+
Most buyers take 30-90 days start to close. Pre-approval: 3-7 days once I have your documents. Active search: 2-6 weeks. Under contract to closing: 21-45 days. I have closed transactions in as few as 14 days for fully prepared buyers.
Pre-qualified vs. pre-approved — what is the difference?+
Pre-qualification is an informal estimate. Pre-approval involves a real review of your documents — W-2s, pay stubs, bank statements, tax returns — and a hard credit pull. DFW sellers expect pre-approval letters. My MLO knowledge means I can spot issues early that others miss, and help you understand exactly what you are working with before you step foot in a home.
